How It Works

  1. Get your quote. Call, text, or request a free estimate online. We give you a written quote with every service and the total price.
  2. Review and sign. We text you a private link to your quote. Look it over, read the agreement below, then sign with your finger. It takes about a minute.
  3. Get your copy. A signed copy is emailed to you right away, and you can reopen it from your link anytime.
  4. We do the work. Payment is due when the job is complete. The price you signed is the price you pay.

Why we do this: a signed quote protects you as much as it protects us. You know exactly what's being done and what it costs before we turn on a single machine, and any extra work is quoted and approved by you first.

The Agreement

This is the same agreement you'll see and sign on your quote.

1. Scope and price

Guardian Exterior Services LLC ("Guardian") will perform only the services listed on this quote, at the price shown. Additional work requested on site will be quoted and approved in writing (text or email is fine) before it is done. Website, phone, and verbal prices are starting estimates; the price on this signed quote controls.

2. Payment

Payment is due in full the day the work is completed, by card or the payment link, unless another due date is written on the quote. Guardian may require a deposit of up to 50% on jobs of $400 or more; deposits count toward the total. Balances unpaid 7 days after completion accrue a late charge of 1.5% per month (or the maximum allowed by Florida law, if lower). A returned or reversed payment incurs a $35 fee. If Guardian must take action to collect an unpaid balance, Customer agrees to pay reasonable collection costs, court costs, and attorney's fees. Customer will pay for all work not in dispute when due.

3. Customer responsibilities

Customer will provide a working outdoor water spigot; access to the work area (gate codes, HOA or community access); close windows and doors; keep pets and children away from the work area; clear vehicles, furniture, plants, and personal items from the work area (or pay the furniture moving fee if Guardian moves them); tell Guardian before work starts about known leaks, loose fixtures, damaged screens, or fragile surfaces; and obtain any required HOA approval. If Guardian cannot perform the work on arrival because of no access, no water, or an unprepared area, a $75 trip fee applies.

4. Pre-existing conditions

Exterior cleaning can reveal or affect conditions that already exist. Guardian is not responsible for loose, peeling, chalking, or failing paint, stain, or sealant; oxidized, faded, or brittle siding, gutters, screens, trim, or fixtures; cracked, loose, or deteriorated concrete, pavers, tile, grout, caulk, or roofing; failing window seals or water entry through existing gaps, leaks, or poorly sealed doors and windows; weak or damaged screens or pool cage panels that tear during normal cleaning; or stains that do not fully come out (rust, irrigation, oil, battery, deep organic stains). Complete stain removal is not guaranteed. Guardian may take before-and-after photos to document existing conditions and completed work.

5. Satisfaction and damage claims

Customer must report any concern about the work, or any claimed damage, within 48 hours of completion by text, email, or phone, with photos if possible, and allow Guardian to inspect before any repair is made. Guardian will return to re-clean an area of concern within the agreed scope at no charge. Work not disputed within 48 hours is accepted as complete.

6. Cancellation and weather

Customer may cancel or reschedule without charge up to 24 hours before the scheduled service; later cancellations may be charged $50. Deposits are refundable for cancellations made more than 24 hours in advance. Guardian may reschedule for rain, wind, lightning, or other unsafe conditions at no charge to either party.

7. Insurance and liability

Guardian carries general liability insurance; a certificate is available on request. Except where caused by Guardian's negligence, Guardian's total liability under this agreement is limited to the amount Customer paid for the services, and Guardian is not liable for indirect or consequential damages.

8. Law, signatures, and entire agreement

This agreement is governed by Florida law, and any legal action will be filed in the county where the service address is located, including small claims court. Customer agrees that an electronic signature or a typed name has the same effect as a handwritten signature. This agreement and the attached quote are the entire agreement; changes must be in writing (text or email is fine). If any part is found unenforceable, the rest remains in effect. By signing, Customer confirms they are the property owner or are authorized to approve work at the service address.
